This proposal for two industrial units with ancillary office facilities sits on a tight site, where the challenge has been to maximise GLA while still meeting regulatory parking and landscaping requirements. Every square metre has been carefully considered to ensure efficiency without compromise.

Beyond compliance, the focus has been on creating a refined built form, introducing depth, articulation, and shadow interplay across the façades which is enhanced by dense perimeter landscaping that casts dappled light across the varied wall finishes.

The design responds sensitively to its context, complementing the surrounding residential and heritage interfaces rather than competing with them.

A strong example of how thoughtful masterplanning and design can turn constraints into opportunities.
