Duraframes comprises two warehouses with ancillary office facilities, carefully designed to maximise the potential of an unusually narrow 20 m-wide site. Working closely with our client, we delivered a tailored solution that optimised functional space while also incorporating an additional warehouse facility for leasing purposes.
Given the tight site constraints, traffic circulation was a key consideration. The design was carefully planned to ensure smooth vehicle movement while minimising impact on the overall GLA of the site.
Both buildings feature undercroft car parking, ground-floor office entry facilities, and generous upper-level offices overlooking the warehouse and production floors. This configuration provides excellent visibility and operational oversight, combining efficiency with flexibility for both owner-occupiers and tenants.
The result is a highly functional, site-responsive development that balances operational requirements, tenant amenity, and optimal utilisation of a challenging site.
